Conditions or Reasons:
1) The proposed outbuilding, by reason of its siting and scale, forward of the front elevation of the dwelling, is considered to be a visually dominant addition to the site which disrupts the established building line and character of the street, resulting in a dominating and intrusive structure, lacking subservience to the detriment of the character and appearance of the area. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 12 of the NPPF and Section 11 of The Central Bedfordshire Design Guide.
