No development above slab level shall take place until a phasing plan with triggers/ timescales for implementation and completion for all soft landscaping, hard landscaping, and ecological enhancements has been submitted to and approved in writing by the Local Planning Authority. Thereafter the soft landscaping, hard landscaping, and ecological enhancements shall be carried out in full accordance with the approved timescales/ triggers.
The Soft landscaping and Ecological Enhancements shall be carried out in full accordance with the Soft Landscaping Specification reference TSL224500-spec Rev A June 2024, the Ecological Impact Assessment TSL24500_ECIA Rev D, and the details shown on drawing numbers: TSL24500-11L Sheet 1 of 6; TSL24500-11L Sheet 2 of 6; TSL24500-11L Sheet 3 of 6; TSL24500-11L Sheet 4 of 6; TSL24500-11L Sheet 5 of 6; and TSL24500 11L Sheet 6 of 6, unless otherwise approved in writing by the local planning authority.
The hard landscaping shall be carried out in full accordance with drawing numbers: 7248 054 Rev E, 7248 055 Rev G, 7248 056 Rev F, 7248 057 Rev F and 7248 058 Rev G unless otherwise approved in writing by the local planning authority.
Reason: To ensure the impacts of the development on the character and appearance of the area, landscape visual impacts, loss of trees, protected species and ecology are mitigated to an acceptable degree, and to ensure the delivery of a high quality development that delivers a net gain in green infrastructure and biodiversity, open space to promote healthy lifestyles, tree lined streets and a high quality landscaping scheme, in accordance with Policies EE1, EE2, EE3, EE4, EE5, EE12, EE13 and HQ1 of the Central Bedfordshire Local Plan and the NPPF. |

The development shall only be undertaken and completed in full accordance with the approved final ground, ridge and slab levels of the development, as set out on drawing numbers: P00049-HYD-XX-XX-DR-C-0100 C07; P00049-HYD-XX-XX-DR-C-0101 C06; P00049-HYD-XX-XX-DR-C-0102 C08; P00049-HYD-XX-XX-DR-C-0103 C08; P00049-HYD-XX-XX-DR-C-0104 C04, unless otherwise agreed in writing by the Local Planning Authority.
Reason: to ensure that an acceptable relationship results between the new development and adjacent buildings and public areas in accordance with Policies HQ1 and EE5 of the Central Bedfordshire Local Plan and the NPPF. |

The proposed cycle parking, Bin Stores, and Plant enclosures provision shall be completed and maintained in accordance with drawing numbers: 7248 048 Rev M; 7248 088; 7248-089; and 7248-091. The cycle provision, Bin Stores, and Plant enclosures for each unit shall be fully implemented and completed prior to the first occupation of the associated unit and thereafter retained for this purpose.
Reason: To ensure a high quality development and the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport, in accordance with Policies HQ1, T1 and T3 of the Central Bedfordshire Local Plan and the NPPF. |

The buildings hereby approved shall be constructed in accordance with the external materials shown on drawing numbers 7248 062 Rev C; 7248 083; 7248 084; 7248 085; 7248 078 Rev C; and 7248-087, unless otherwise approved in writing by the Local Planning Authority.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality, in accordance with Policy EE5 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan and the NPPF. |

The picnic benches within the amenity area for each unit hereby approved shall be sited and implemented in full accordance with the approved plans (drawing 7248-092) prior to the first occupation of each unit.
The picnic benches within amenity area shown within the site landscaping indicated on approved drawing (7248-048 Rev N) shall be implemented in full accordance with the approved drawing (7248- 092) prior to the first occupation of any of the units hereby approved.
Reason: to ensure the delivery of a high-quality development that promotes healthy lifestyles, in accordance with policies EE13 and HQ1 of the Central Bedfordshire Local Plan and the NPPF. |

The development shall be completed and surface water drained in full accordance with the detailed surface water drainage scheme reference P00049-HYD-XX-XX-RP-C-0011 Issue number 4, hereby approved unless otherwise agreed in writing by the Local Planning Authority. The surface water drainage infrastructure and system shall be maintained and managed in full accordance within the detailed surface water dranage scheme reference P00049-HYD-XX-XX-RP-C-0011 Issue number 4 to ensure the system functions as designed, for the lifetime of the development.
Reason: Details required prior to commencement of development to ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with Policies CC3, CC4, CC5, CC7 and CC8 of the Central Bedfordshire Local Plan, the NPPF and its supporting technical guidance. |

The development shall be completed in full accordance with the foul water strategy reference P00049-HYD-XX-XX-RP-C-0011 Issue number 4 hereby approved unless otherwise agreed in writing by the Local Planning Authority.
