| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date that Full planning permission reference CB/22/03438/FULL was granted.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development shall be carried out in strict accordance with the approved drainage details approved under permission reference CB/25/03916/DOC. The approved drainage works shall be completed prior to the completion or occupation of buildings on site whichever is the sooner. The discharge rate from the development will be limited to the equivalent greenfield 1 in 1-year rate, or an appropriate rate as agreed by the Local Planning Authority or IDB.
Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with CBC Local policies CC3 to CC5 and NPPF Paras 164 - 177 and relevant footnotes and its supporting technical guidance. |

The development shall be carried out in strict accordance with the approved fire hydrant details approved under permission reference CB/25/03916/DOC. Thereafter the fire hydrant shall be retained as approved in perpetuity.
Reason: In the interests of fire safety and providing safe and accessible developments. (Section 12, NPPF) |

The development shall be carried out in strict accordance with the Ecological Enhancement Strategy (EES) details approved under permission reference CB/24/00482/DOC dated 06th March 2024.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with Section 15 of the National Planning Policy Framework. |

The development shall be carried out in strict accordance with the scheme for the secure and covered parking of 14 cycles on the site approved under permission reference CB/23/04019/DOC dated 04th January 2024.
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Section 9, NPPF). |

The development hereby approved shall not be occupied until a Post-Construction Verification Report has been submitted to and approved in writing by the Local Planning Authority, which evidences that the development has been constructed and is achieving the measures as set out in the approved Sustainability Statement.
Reason: In the interests of sustainability and to ensure that the proposed development increases its resilience to the impacts of climate change in accordance with Policy CC1 of the Central Bedfordshire Local Plan (2021) and the objectives of sustainability set out in the National Planning Policy Framework. |

The turning space for vehicles illustrated on the approved Plan D-114-sk-22-E shall be constructed before the development is first brought into use. The car parking, and the servicing and turning areas, as shown hatched in purple on the approved drawing ref: D-114-sk-22-E shall be available for use prior to first occupation of the development hereby approved and shall be retained, maintained and remain free of obstruction for the lifetime of the development.
Reason: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway. (Section 9, NPPF) |
8)
Units 5 and 6 shall only be open between the hours of 0700 to 2100 Mondays to Saturdays and between the hours of 0900 to 1600 on Sundays and Public or Bank Holidays.
Reason: To ensure the amenities of adjoining occupiers are not prejudiced by excessive noise. (Section 12, NPPF) |
9)
The development shall be carried out in strict accordance with the lighting details approved under permission reference CB/24/00039/DOC dated 18th January 2024.
Reason: To ensure that the boundary habitats and retained habitats on site are not adversely impacted by the additional lighting during the construction and operational phase. (Section 15, NPPF). |

The development shall be carried out in strict accordance with the approved Electric Vehicle charging point details approved under permission reference CB/25/03916/DOC.
Reason: To assist with the transition to low-emission vehicles in line with Policy T5 of the Central Bedfordshire Local Plan, the Council's adopted SPD: Electric Vehicle Charging, Technical Guidance for New Development (2022), and paragraph 117 of the National Planning Policy Framework (2024). |

The proposed use shall not be occupied until an Access and Servicing Plan, setting out how the site will be managed in the event of deliveries or servicing by larger commercial vehicles, has been submitted to and approved in writing by the Local Planning Authority. The site shall be operated in full accordance with the details thereby approved in perpetuity of the development.
Reason: To enable aprropriate servicing outside the highway limits thereby avoiding the reversing of vehicles on to the highway. (Section 9, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |
