Conditions or Reasons for Planning Application - CB/25/03730/FULL
Conditions or Reasons:
1) The proposed development, by reason of the scale and siting of the dwelling, would represent a cramped and incongruous form of development and appear as the overdevelopment of the site. As such, the proposal would be at odds with, and harmful to, the existing pattern and character of development within the surrounding area. The proposal would therefore be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the National Planning Policy Framework (NPPF) (2024) and the Central Bedfordshire Design Guide (2023).
2) The proposed development has failed to demonstrate exemption from statutory BNG requirements or demonstrate that the development would deliver a 10% net gain in biodiversity in accordance with those requirements. As such, the proposal is contrary to Policy EE2 of the Central Bedfordshire Local Plan (2021), Section 15 of the National Planning Policy Framework (NPPF) (2024), and Schedule 7A of the Town and Country Planning Act 1990 (as inserted by Schedule 14 of the Environment Act 2021).
