Conditions or Reasons:
1) By virtue of the significant depth and height of the part two storey element of the proposal immediate adjacent to the shared boundary with 6 Alwins Field, the proposal would result in an overbearing and unneighbourly form of development. Furthermore, due to the siting of the proposal to the south of the same neighbouring property, it is considered that it would result in a detrimental loss of sunlight to the windows on the rear elevation of this neighbour. As such, the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF.
