| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 20 002 P1, CBC001, 010/17/02, 20 001 P2, 20 000 P1, CBC002, CBC003
Reason: To identify the approved plan/s and to avoid doubt. |

All external works hereby permitted shall be carried out in the materials as described drawing numbers 20 002 P1, CBC001, 010/17/02, 20 001 P2, 20 000 P1, CBC002, CBC003 Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The foundation of the garden room shall be constructed in accordance with the foundation design being specified in the supporting statement 'Planning Application - Garden Room Overview', dated November 2025, and this foundation design will only be subject to change with the written permission of the Local Planning Authority.
Reason: To minimise root damage being caused to the Ash tree located to the southwest of the proposed garden room, so as to maintain the health, anchorage, landscape and biodiversity value of the tree, which is protected under Section 211 of the Town and Country Planning Act 1990 by virtue of its inclusion within the Ridgmont Conservation Area. |

The building shall only be used for purposes incidental to the enjoyment of the dwelling.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Section 12, NPPF) |
