1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. All plant, machinery and equipment (including refrigeration and air conditioning systems, and public address and other amplified sound systems) to be used by reason of this permission shall be so installed, maintained and operated as to prevent the transmission of noise and vibration into any neighbouring premises and places of public resort. A scheme providing for the attenuation of noise and vibration shall be submitted to and approved in writing by the District Planning Authority before works commence on site. REASON: To prevent nuisance from noise and vibration and to safeguard the amenities of the area. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 3. Before development begins, details of a fume extractor to include its siting, shall be submitted to and approved in writing by the District Planning Authority. The fume extractor as approved shall be installed in the premises in the approved position before the use commences and shall subsequently be retained in full operational condition. REASON: To protect the amenities of the surrounding area. (Policies BE11, S.B.L.P, BE8, S.B.L.P.F.R.D.). 4. New external brickwork and roofing materials shall match those of the existing building as closely as possible. REASON: To ensure that the development is in keeping with the existing building. (Policies 10, B.S.P, H9, BE11, S.B.L.P, H8, BE8, S.B.L.P.F.R.D). 5. This permission relates only to the details shown on the Site Location Plan received 19/03/01 and proposed Elevations Drawing No. 3133/05B and proposed Floor Plan 3133/03C received 17/08/01 or to any subsequent appropriately endorsed revised plans. REASON: To identify the approved plans and to avoid doubt. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P.) and South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes) (S.B.L.P.F.R.D.) |
