Conditions or Reasons:
1) In the absence of information regarding existing historical features, the Local Planning Authority is unable to fully assess the impact of the proposed development on the significance of the listed building or to determine whether the development would preserve the building, its setting or its features of special architectural or historic interest. As such, the applicant has failed to demonstrate that the proposal satisfies the statutory duty set out under Section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 and paragraphs 202, 212, 213 and 215 of the National Planning Policy Framework and Policies HQ1 and HE3 of the Central Bedfordshire Local Plan 20152035.
