Conditions or Reasons:
1) The proposal fails to demonstrate that there is a legal means of access across private land to gain access to / from the site and fails to demonstrate that by way of the intensification of the access from Avenue Mews that there would be suitable visibility, width and radii. The proposal fails to make adequate provision for the turning of service / delivery sized vehicles, and if permitted would lead to vehicles conflicting with structures of other parked vehicles while trying to manoeuvre and conflict with vehicles and pedestrians and hazards to users of the public highway if the vehicle reverses from the site. The proposal is contrary to Policy T2 of the Central Bedfordshire Local Plan (2021) and Section 9 of the National Planning Policy Framework (2024).
