All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Prior to the use of the extension, an Ecological Enhancement Plan shall be submitted to and approved in writing by the local planning authority. The scheme shall include details of bat and bird box installation, hedgehog provisions and other ecological enhancements. (The content shall be informed by the Ecological Appraisal (Cherryfield Ecology, November 2025) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.) The extent and location of proposed works must be shown on appropriate scale maps and plans. The details shall be implemented as approved prior to the use of the extension and retained thereafter. Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements (Section 15, NPPF). |

All ecological measures and/or works shall be carried out in accordance with the details contained in the Great Crested Newt Ecological Method Statement (Unlicensed) (Cherryfield Ecology, 2026) and Ecological Appraisal (Cherryfield Ecology, November 2025), as already submitted with the planning application and agreed in principle with the local planning authority prior to determination. Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species (Section 15, NPPF). |
