| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 1470-001, 1470-100, 1470-101, 1470-110, 1470-111, 1470-201, 1470-211.
Reason: To identify the approved plan/s and to avoid doubt. |

No development above slab level shall take place until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality and special character of the National Landscape. (Section 12 & 15, NPPF) |

Throughout the course of development (including demolition), all plant and material storage, contractor access and chemical washings shall be excluded from the existing soft landscaped and grassed areas situated within the rear garden, which shall be considered a Construction Exclusion Zone, to exclude all contractor activity and construction storage and usage.
Reason: To protect the rooting area of trees situated in or around the rear garden area, which are vulnerable to compaction, asphyxiation and chemical contamination damage due to ancillary development activity, including plant and material storage, so as to maintain tree health, anchorage, landscape, amenity and biodiversity value. |
