Conditions or Reasons for Planning Application - CB/25/03927/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

P.001 Propose Site Plan
P.002 Propose Ground Floor

P.009 Proposed Parking Plan
P.008 Existing Parking Plan
P.010 Propose and Existing Garage

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works for development hereby permitted in relation to the dwelling shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building, except for the composite and aluminum doors as specified in the application. The garage shall be constructed in materals as indicated on drg P.010.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

4) Before the development is brought into use the parking provision at the front of the dwelling (two spaces) shall be surfaced in accordance with the approved plan no. P.009. The porous hardstanding should be laid to manufacturers specifications and remain as porous hardstanding for the perpetuity of the development.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits.
