Conditions or Reasons for Planning Application - CB/25/03976/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; 01, 02, 03, 04, 05, 06, 07, 08.

Reason: To identify the approved plan/s and to avoid doubt.
3) Prior to works above slab level, an Ecological Enhancement Plan displaying details of bat and bird box installation shall be submitted to and approved in writing by the Local Planning Authority. The content shall be informed by the May 2026 Bat Emergence Survey Report as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. The extent and location of proposed works must be shown on appropriate scale maps and plans. The details shall be implemented as approved and retained thereafter.

Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements. (Section 15, NPPF)
4) All ecological measures and/or works shall be carried out in accordance with the details contained in the March 2026 Preliminary Roost Assessment Report and Daytime Bat Walkover and May 2026 Bat Emergence Survey Report as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination (or any equivalent document submitted to include updated survey results).

Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Section 15, NPPF)
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of drawing numbers; 05 and 06.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials in the interests of the visual amenities of the locality.

6) The outbuilding shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.
