Conditions or Reasons:
8) Within 3 months of this decision, a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the approval of the landscaping scheme (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping in order to protect the visual amenities of the countryside and Green Belt, and to mitigate impact on biodiversity and to enhance the quality of development.

10) Within three months of this decision being issued, details of the foul water drainage scheme as well as a programme of the timing of the provision of any required works and the management and maintenance of the foul drainage system for the lifetime of the development shall be submitted to and approved in writing by the Local Planning Authority. The drainage system shall be installed and then managed in accordance with the approved details and shall be maintained thereafter in accordance with the approved programme.

Reason: To ensure that the site has adequate foul drainage. (Policy CC6 of the CBC Local Plan, July 2021).
