Conditions or Reasons for Planning Application - CB/26/00013/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

MT-2540-PL001 Site location plan & existing block plan
MT-2540-PL101 Existing ground floor and roof plan
MT-2540-PL105 Existing elevations
MT-2540-PL110 Existing sections
MT-2540-PL200 Proposed block plan
MT-2540-PL201B Proposed ground floor and roof plan
MT-2540-PL205 Proposed elevations
MT-2540-PL210 Proposed sections
MT-2540-PL250 External existing and proposed 3D views

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials as described on drg MT-2540 PL205.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the southeast flank elevation of the proposed rear extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.
