Conditions or Reasons for Planning Application - CB/26/00038/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The premises shall be used solely for the purposes of public worship or religious instruction falling within Use Class F1(f) of the Town and Country
Planning (Use Classes) Order 1987 (as amended), and for no other purpose within Class F or any other use class. The crèche and youth/children's
rooms shown on the approved plans shall operate only as facilities ancillary to the Class F1(f) use and shall not be used as an independent nursery,
day-care facility, educational establishment or any separate planning unit.

Reason: To ensure that the level of car parking provided on site remains sufficient for the approved use and to prevent overspill parking onto the surrounding highway network, which would be detrimental to highway safety and the free flow of traffic.
3) The materials to be used in the external alterations hereby permitted, including the widened entrance doors, shall match in material, colour, texture and finish those of the existing building.

Reason: To ensure that the external appearance of the building preserves the character and appearance of the Leighton Buzzard Conservation Area,in accordance with Policy HE3 of the Central Bedfordshire Local Plan and Section 16 of the National Planning Policy Framework.
4) Within two months of the date of planning consent, a scheme for the covered parking for six cycles on the site (including details of the proposed shelter, the dimensions of the cycle parking area and stands/brackets to be used) shall be submitted to, and approved in writing by, the Local Planning Authority. The scheme shall be implemented within three months of the date of written approval.

Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests ofencouraging the use of sustainable modes of transport.
5) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995 or any amendments thereto, a minimum of 14 car parking spaces within the site's car park shall be retained for the proposed use of the premises under Use Class F1(f) and these spaces shall not be used for any purpose other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain adequate parking provision for the development hereby permitted without adversely affecting the convenience of site and road users.
6) The development hereby permitted shall be carried out in accordance withthe following approved plans:
- Site Location Plan (dated 30.01.2026);
- Proposed Drawings (Ref: 25193 AD-01-01).

Reason: For the avoidance of doubt and in the interests of proper planning.
