Conditions or Reasons:
1) 1. The proposed enclosure of the site into the private garden of the adjacent dwellinghouse would significantly diminish the visual amenity of the land as seen from the adjacent highways and the locality and consequently would harm the character of the area which is part of the setting to Dunstable Conservation Area. It would therefore be contrary to Policies 8, 10 and 13 of the Bedfordshire Structure Plan 2011, Policies BE5 and BE11 of the South Bedfordshire Local Plan and Policies BE4 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes). 2. The site includes two areas of public highway that should be retained as both areas provide an appropriate standard of visibility for users of the highway and users of certain premises adjacent to the site.
