Conditions or Reasons for Planning Application - CB/26/00087/FULL
Conditions or Reasons:
1) The proposal represents an overdevelopment of the site that would be out of keeping with the character of the area. The loss of an otherwise open and spacious corner and its replacement with an overly prominent and intrusive new dwelling and boundary fencing would not be considered to respond well to the local context and would be at odds with the pattern and grain of development within the streetscene, harmful to the character and appearance of the area, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposed dwelling would fail to provide adequate internal amenity space and due to the limited garden depth and poor outlook from habitable windows, the development would lead to an oppressive living environment for future occupiers. The proposal does not therefore represent high-quality design and would not be appropriate for its setting, contrary to Policies H2 and HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
