Conditions or Reasons for Planning Application - CB/26/00091/VOC
Conditions or Reasons:
1) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
2) Part A: The development hereby approved shall only be implemented in full accordance with the historic building recording and archaeological scheme of works as described in the document entitled: Woburn Abbey (Masterplan) Woburn, Bedfordshire: Written Scheme of Heritage Asset Resource Management (SHARM). Document TJC2024.33, version 2.1, dated April 2024.

Part B:
This condition will only be fully discharged when:
1. all the stages of historic building recording and archaeological fieldwork are finished, and this has been confirmed in writing by the Local Planning Authority.
2. the post fieldwork analysis has been completed and the report(s) approved by the Local Planning Authority.
3. confirmation of that the archive has been fully transferred to the Bedford Estate Archive, Woburn including the unique archive identifier has been provided to the Local Planning Authority.

Unless otherwise agreed in writing by the Local Planning Authority, items 2 and 3 of Part B of this condition must be completed within 3 years of the fieldwork date of completion.

Reason: In line with policy HE1 of the Central Bedfordshire Local Plan 2015-2035 (adopted July 2021) and paragraph 211 of the National Planning Policy Framework (2023): to investigate and record any archaeological/historic structural remains that will be affected by the development, to safeguard the long-term future of the archive and to make the record of all the work publicly available.

This is advice is in accordance with Chapter 18 of the Central Bedfordshire Local Plan 2015-2035 (adopted 2021) and Chapter 16 of the NPPF (December 2023).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers WA AY PL5 02, WA AY PL5 50, WA AY PL5 51, WA AY PL5 54, WA AY PL5 16, WA AY PL5 46, WA AY PL5 55, WA AY PL5 52, WA AY PL5 150, WA AY PL01, WA AY PL5 14 A, WA AY PL5 15 A, WA AY PL5 15.2 A, WA AY PL5 30 A, WA AY PL5 44 A, WA AY PL5 45 A, WA AY PL5 45.2 A, WA AY PL5 53 A, WA AY PL5 150 A, WA AY PL5 151 A, WA AY PL5 152 A, WA AY PL5 153 A, WA AY PL5 154 A, WA AY PL5 155 A, WA AY PL5 14.1, WA AY PL5 44.1

Reason: To identify the approved plan/s and to avoid doubt.
