Conditions or Reasons:
1) The proposed development, by reason of its overall scale, bulk and massing, is of a considerable size that would be significantly larger and have a more dominant appearance than other outbuildings and garages within the locality and it is considered to be a disproportionate addition to the host dwelling. Therefore the proposal would not be considered an appropriate addition to the application site, by nature of being dominating, lacking subservience and is not considered to relate well to the existing local surroundings or reinforces local distinctiveness. As such the proposal is considered contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, EB2 of the Eaton Bray Neighbourhood Plan and Section 12 of the NPPF.
