All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

The development hereby permitted shall only be used as an annexe/extension to the dwelling known as Dawnedge House and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit. (Section 12, NPPF) |

All ecological measures and/or works shall be carried out in accordance with the details contained in the Preliminary Ecological Appraisal and Bat Roost Assessment (EcoCheck Ltd, April 2024) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination (or any equivalent document submitted to include updated survey results).
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Section 15 of the NPPF) |

Prior to development, tree protection fencing and ground protection shall be installed, positioned and constructed in strict accordance with Section 2 'Site Supervision and Reporting', Section 3 'Programme of Works', Section 5 'Tree Protection', Appendix A 'Signage for Tree Protective Fencing and Ground Protection' and Appendix F 'Tree Protection Plan' (Drawing No. 25-2611 Rev A) of the Arboricultural Method Statement, which itself forms Appendix E of the 'Tree Survey, Arboricultural Implications Assessment and Method Statement' dated 6th January 2026, as prepared by Green Leaf Planning. The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of development works, unless operations otherwise specified in approved Method Statements are subsequently to be carried out within the designated Root Protection Areas.
Reason: To maintain a secure Construction Exclusion Zone around the designated Root Protection Areas of all trees in the vicinity of development works, so as to maintain tree health, anchorage, landscape and biodiversity value (Section 15, NPPF). |

Areas identified for "No-Dig Cell-Web Access" shall be construction in strict accordance with Section 2 'Site Supervision and Reporting', Section 3 'Programme of Works', Section 6 'Works within the RPA', Appendix B 'Ground Protection, Root Pruning, and No-Dig
Construction'' and as set out in the areas shown in Appendix F 'Tree Protection Plan' (Drawing No. 25-2611 Rev A) of the Arboricultural Method Statement, which itself forms Appendix E of the 'Tree Survey, Arboricultural Implications Assessment and Method Statement' dated 6th January 2026, as prepared by Green Leaf Planning.
Reason: To ensure that such construction does not damage the root systems of the adjacent trees T28, T45, T46, T47 and T51, where construction is being permitted to encroach into their designated Root Protection Areas (Section 15, NPPF). |

The installation of the foul drainage, rising main and water supply required to serve the residential annex shall strictly adhere to the construction requirements specified in the Method Statement, as set out in Section 4 'Foul Drainage Strategy', Section 4.10 'Horizontal
Directional Drilling (HDD)', Section 5 'Water Supply', Appendix 6 'Proposed Infrastructure Strategy Plan' and Appendix 8 'Proposed Trenchless Technique Details and Method Statement' of the supporting document 'Flood Risk and Infrastructure Strategy' as prepared
by BCS dated May 2026 (A)
Reason: To ensure adherence to the 'Proposed Infrastructure Strategy Plan', which includes the 'Foul Drainage Strategy', which has been proposed and specified by the drainage engineer, in order to minimise damage to the designated Root Protection Areas of adjacent trees. |

Throughout the course of development, all working practices must adhere to the requirements set out in Section 2 'Site Supervision and Reporting', Section 3 'Programme of Works', Section 6 'Works within the RPA', Section 7 'General Precautions' and Appendix B ''Ground Protection, Root Pruning and No-Dig Construction'' of the Arboricultural Method Statement, which itself forms Appendix E of the 'Tree Survey, Arboricultural Implications Assessment and Method Statement' dated 6th January 2026, as prepared by Green Leaf Planning.
Reason: To ensure that all working methodology is carried out in accordance with good arboricultural practice, and adheres to the approved methodology requirements at all times (Section 15, NPPF). |

No development shall take place until an Ecological Enhancement Plan displaying details of bat and bird box installation has been submitted to and approved in writing by the local planning authority. The content shall be informed by the Preliminary Ecological Appraisal and Bat Roost Assessment (EcoCheck Ltd, April 2024) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination. The extent and location of proposed works must be shown on appropriate scale maps and plans. The details shall be implemented as approved and retained thereafter.
Reason: This is a pre-commencement to ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework (Section 15, NPPF). |
