Conditions or Reasons for Planning Application - CB/26/00207/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plan/documents, numbers:
Response and Method Statement - dated 26/03,
Planning and heritage statement - 22.01.2026,
MKM/25/CHU27/PL02

Reason: To identify the approved plan/documents and to avoid doubt.
3) Full product details of all new windows shall be submitted to and approved in writing by the Local Planning Authority prior to any work of new window installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
4) The method statements submitted 26th March, regarding the proposed canopy and door repairs, shall be absolutely adhered to except with the consent of the Local Planning Authority in writing.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
5) Notwithstanding the details submitted with the application, any works of internal and external 'making good' required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.
