Conditions or Reasons:
1) The proposed two storey front / side extension would, by virtue of its siting, scale, form and design, appear conspicuous, non-subservient and incongruous with the character and appearance of the streetscene and the host dwelling. It is therefore considered that the proposed development would not constitute high-quality design and would have a detrimental impact on the character and appearance of the area. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Houghton Regis Neighbourhood Plan 2022 - 2035, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
