Conditions or Reasons:
1) The proposed extension, by virtue of its staggered siting and flat roof design in a highly prominent location, would not sustain or enhance the special character and significance of the Ridgmont Conservation Area. As a result, the proposed development would result in less than substantial harm to the significance of the Ridgmont Conservation Area and would not provide any public benefits, contrary to Policies HQ1 and HE3 of the Central Bedfordshire Local Plan and Sections 12 and 16 of the NPPF.
