Conditions or Reasons:
1) The proposed erection of a 1.95 metre closed boarded fence by virtue of its prominant siting, scale, design, and resultant enclosure of visual amenity land, would have an incongruous effect and cause harm to the open character of the streetscene and would have a detrimental impact upon the character and appearance of the surrounding area. As such, the proposal conflicts with Policies HQ1 and HQ10 of the Central Bedfordshire Local Plan (2021), Policy BPD1 of the Biggleswade Neighbourhood Plan (2022), Section 11 of the Central Bedfordshire Design Guide (2023) and Section 12 of the NPPF (2024).
