Conditions or Reasons for Planning Application - CB/26/00250/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: PO1, PO2A, PO3, PO4, PO5, PO6A, PO7A.

Reason: To identify the approved plans and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building where possible, and drawing number PO7A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF)
4) No equipment, machinery or materials shall be brought on to the site for the purposes of development until the fencing has been erected in the positions shown on Drawing No. PO2A. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.

Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended. (Sections 12 & 15, NPPF)
5) The privacy screen on the roof terrace to be erected in the position shown on drawing no. PO7A shall be fully implemented before the development is brought into use and shall be retained thereafter.

Reason: To safeguard the amenity and privacy of the neighbouring dwelling (Section 12, NPPF)
