Conditions or Reasons:
2) Notwithstanding the details submitted with the application, details of all intended final external finishes, decorated or otherwise, including exterior joinery and wall colour finishes, with colours expressed as RAL nos., Manufacturers product name or code or demonstrated by colour swatches, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of building construction, building conversion, building repair or refurbishment being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details:

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
3) Notwithstanding the details submitted with the application, illustrated product details, including manufacturers/suppliers product name or code, of the following proposed external materials shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of building construction, building conversion, building repair or refurbishment being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details:

external materials to be used in the new build hereby approved
external materials to be used in the building conversion (Outbuilding) hereby approved
external materials to be used in the building repair/refurbishment, including the renewal of roof coverings, hereby approved.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and
to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
4) Notwithstanding the details submitted with the application, a full written method statement and specification for the work of exterior render removal and render replacement, to include the following, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of exterior render removal and replacement being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details:

the manner in which the existing render is to be removed
intended replacement render constituents, mix proportions, coats and application
confirmation of the phasing of render removal across complete elevations of the building to allow for the photographic recording, by an appropriately qualified professional individual, or individuals, of any timber framing exposed by render removal
confirmation of the content and format of the final reporting of the photographic record made
confirmation of a timescaled submission to the Local Planning Authority, for written approval, of the final photographic record report produced.


Reason: To ensure that the approved works are carried out in accordance with paragraph 211 of the National Planning Policy Framework (NPPF) where loss is entailed, and to ensure that the approved works are carried out in safeguard of the traditional character of this listed building in all respects and in safeguard of the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
5) Notwithstanding the details submitted with the application a drawn section at scale of 1:10 showing the following shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement of any works of domestic floor disturbance, excavation and relaying on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details:

all constructional elements of the proposed insulated floor slab(s), including intended final floor surface finishing (ie. quarry tiles etc.).

Reason: To ensure that the approved works are undertaken with due regard to, and in safeguarding of, the traditional character and historic fabric of this listed building in all respects (Section 16, NPPF).
6) Notwithstanding the details submitted with the application, full details of the replacement ceiling, or otherwise, of the proposed ground floor Playroom, as shown on submitted Drwg. 03-03-001 Rev. C, shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement of any work of existing ceiling removal on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.

Reason: To ensure that the approved works are undertaken with due regard to, and in safeguarding of, the traditional character and fabric of this listed building in all respects (Section 16, NPPF).
7) Notwithstanding the details submitted with the application the new windows and external doors hereby approved shall be:

of timber construction
with any incorporated double glazing strictly of recognised 'slimstyle' form, not exceeding 14mm in sealed unit thickness, which shall be held 'in frame' within a glazing bar framework, in the traditional manner as appropriate, unless agreed otherwise, in advance and in writing, by the Local Planning Authority

Full product details of all new windows and external doors, confirming all of the above requirements, as appropriate, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of new window or external door installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
