Conditions or Reasons:
1) The proposal, by reason of the siting, scale, massing and height of Plot 1, will result in an unacceptable overbearing impact and loss of privacy to occupiers of adjoining dwellings, in particular Beaufort, contrary to Policies HQ1 of the Central Bedfordshire Local Plan (2021), the NPPF, and the adopted CBC Design Guide.
