Conditions or Reasons:
1) The proposed development, as a result of its increased cumulative floorspace, would form a disproportionate addition to the original dwelling, which is by definition, harmful to the Green Belt. The proposal therefore represents inappropriate development, significantly harmful to the openness of the Green Belt. No factors which could amount to very special circumstances to outweigh the harm to the Green Belt have been advanced. Therefore, the proposal is contrary to Policy SP4 of the Central Bedfordshire Local Plan, Section 11.32 of the Central Bedfordshire Design Guide and Section 13 of the NPPF.
2) By virtue of the excessive massing, scale and bulk, the proposed two storey rear extension, side dormers and large L-shaped dormer would appear overly dominant and out of keeping with the host dwelling and would detract from the character and appearance of the host dwelling and the National Landscape. The proposal is therefore in conflict with Policy HQ1 of the Central Bedfordshire Local Plan, Sections 11.21.1, 11.27.1 and 11.27.2 and 11.27.3 of the Central Bedfordshire Design Guide and Sections 12 and 15 of the NPPF.
