Notwithstanding the details given in the application, samples of all external materials to be used in the works and development hereby approved, to include all roof coverings and rainwater goods, demonstrating as appropriate a close-match with materials to be retained, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of construction on site either by way of :-
i) a full assemblage of material samples (which shall be identifiable by manufacturers product type, name or code), made available on site for Local Planning Authority inspection
ii) details of all samples (which shall be identifiable by manufacturers product type, name or code) made available to the Local Planning Authority by way of a full photograph schedule submission. The approved works and development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details given in the application, drawn detail in elevation, plan and section at a scale between 1:10 and 1:20, as appropriate, showing the structural method of incorporation of the proposed mezzanine floor insertion (Children's Bedroom) hereby approved within the existing structural envelope of the building shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of construction on site and the approved works and development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works and development are carried out in a manner that safeguards the historic fabric and character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the details submitted with the application, a full final external decorative colour finishes Schedule in respect of the works and development hereby approved, to include timberwork, metalwork and render finishes, as appropriate, with colours expressed as RAL nos., manufacturers product name or code or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of final external decoration being undertaken on site, and the approved works and development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application, the new windows within the body of the existing building(s) hereby approved shall be single glazed, unless agreed otherwise and in writing by the Local Planning Authority, full constructional details of which, provided as drawn detail at scales between 1:1 (for glazing bar profiles) and 1:20 in elevation, plan and section, as appropriate, confirming the following shall be submitted to and approved in writing by the Local Planning Authority prior to any installation of the windows on site, and the approved works and development shall thereafter be implemented strictly in accordance with the approved details:-
- window construction material and final decorative finish colour
- glazing type
- glazing bar profiles
- window opening configurations
- confirmation of intended depth of window reveal (section drawing),
