Conditions or Reasons for Planning Application - CB/26/00373/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from 25th September 2025.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: L-01B & L-02E.

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 4 Northfield Close, Henlow, SG16 6AY and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

5) A 1.8m high close boarded timber fence shall be erected on the side (southeast) boundary alongside the two new ground floor bedroom windows as shown by a dashed pink/purple coloured line on drg no L-02 rev E (ground floor plan) before the development hereby approved is occupied and be thereafter retained.

Reason: To safeguard residential amenity.

6) The parking layout shown at the frontage of the dwelling shall be provided in accordance with drg no L-01 Rev B before the development hereby approved is occupied and thereafter remain in perpetuity.

Reason: To provide adequate on-site parking provision clear of the highway.
