| Conditions or Reasons: | 1)
The dwellings hereby approved must comply with the water efficiency standard of 110 litres per person per day as detailed by Regulation 36(2)(b) of Part G of Schedule 1 and Regulation 36 to the Building Regulations 2010 (as amended).
Reason: To ensure the efficient use of water in accordance with Policy CC1 of the CBLP (2021) and the objectives of sustainability set out in the NPPF (2023) |

Within three months of the date of this permission, ecological enhancements shall be implemented in accordance with the details shown on drawing number 1625/50 Rev B, and thereafter retained in accordance with the approved details.
Reason: To ensure development is ecologically sensitive and secures ecological enhancements. (Policy EE3, CBLP, Section 15, NPPF) |

Within three months of the date of this permission, the widened junction of the proposed vehicular access with the highway shall be constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy T2, CBLP, Section 9, NPPF) |

Within three months of the date of this permission, an area of land across the whole of the site frontage measuring at least 2.4m from and parallel to the nearside edge of the adjacent road carriageway shall be provided and thereafter be kept free of all obstruction to visibility.
Reason: To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it. (Policy T2, CBLP, Section 9, NPPF) |

Within three months of the date of this permission, the proposed vehicular access shall be surfaced in accordance with the details shown on drawing number 1625/50 Rev B. Arrangements shall be made for surface water drainage from the on-site vehicular areas to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety. (Policy T2, CBLP, Section 9, NPPF) |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the parking provision on the site shall not be used for any purpose, other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose. Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. The scheme for the long stay covered cycle parking shall be retained for cycle parking purposes in accordance with the details shown on drawing number 1625/50 Rev B.
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Policy T3, CBLP, Section 9, NPPF) |

The refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be retained in accordance with the details shown on drawing number 1625/50 Rev B.
Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policies HQ1 and T2, CBLP, Sections 9 and 12, NPPF) |
9)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1625/03 Rev E and 1625/50 Rev B.
Reason: To identify the approved plans and to avoid doubt. |
