Conditions or Reasons for Planning Application - CB/26/00505/FULL
Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; P001, P002, P003, P004, P005, P006, P007, P008, P009, P010, CBC-001.

Reason: To identify the approved plan/s and to avoid doubt.
2) Within 3 months of the date of this permission, details of Electric Vehicle charging provision for the new dwelling only shall be submitted to and approved in writing by the Local Planning Authority. The submitted details shall include the location of the charging point(s), the parking space(s) served, charger specification, power supply arrangements, and any ducting/cable routes.

The approved Electric Vehicle charging provision shall be installed and made available for use within 6 months of the date of this permission and shall thereafter be retained.

Reason: To ensure that adequate facilities are provided for the charging of Electric Vehicles, in accordance with CBC's Electric Vehicle Charging SPD and Central Bedfordshire Local Plan Policy T5.
3) The land use areas of the development hereby permitted shall be in complete accordance with drawing number; CBC-003.

Reason: To identify the residential amenity areas for the dwellings and their associated use areas (Section 12, NPPF).
4) The boundary treatment, as detailed on drawing number; CBC-004, shall be retained in complete accordance with the approved scheme.

Reason: To safeguard the appearance of the completed development and assist in separating the amenity areas for the two properties.

5) The bin storage and collection areas, as detailed on drawing number; CBC-002, shall be operated and retained in accordance with the approved scheme.

Reason: In the interest of amenity.
