Conditions or Reasons for Planning Application - CB/26/00524/FULL
Conditions or Reasons:
1) The design of the part single and part two storey rear extension due to its excessive bulk, massing and scale would not relate well to the host dwelling resulting in a poor quality design and non-subservient addition to the host dwellinghouse which would be detrimental to the character of the dwelling and wider area. The proposal is therefore contrary with Policy HQ1 of the Central Bedfordshire Local Plan, Paragraph 11.21.1 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
