| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application, no development shall take place to any existing windows and/or doors until full drawings to a scale of 1:10 or 1:20, together with a specification of the materials and finishes of all new and proposed windows and/or doors have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out only in accordance with the approved details.
Reason: To safeguard the special architectural and historic interest of this statutorily listed building and ensure that the proposed development/work is carried out in a manner that safeguards the historic significance of the heritage asset/s. (Policy HE3, CBLP, Section 16, NPPF) |

Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Policy HE3, CBLP, Section 16, NPPF). |
