Conditions or Reasons for Planning Application - CB/26/00583/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 025101/1A, 025101/2A, 025101/3A, 025101/4, 025101/5.

Reason: To identify the approved plans and to avoid doubt.
3) The proposed outbuilding and pergola are to be dismantled and removed from the site within 6 months of structural failure.

Reason: To ensure that the character of the conservation area and the listed building's setting are not diminished through the accumulation of detritus. (Section 16, NPPF)
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of drawing numbers: 025101/4 and 025101/5.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with approved materials in the interests of the visual amenities of the locality. (Section 12, NPPF)
