2) Prior to development, a Construction Method Statement relating to a piled/pad and beam foundations prepared by a suitably qualified structural engineer, shall be submitted to the Local Planning Authority for approval. This shall be based on the outline recommendations being stipulated in Section 6.3 of the supporting document 'Tree Survey Report -Pre-Development' dated August 2025, as prepared by RGS Arboricultural Consultants. The approved Construction Method Statement shall then be implemented in strict accordance with the required methodology, and shall adhere to the retention of all ground protection measures surrounding the pile foundation at all times.

Reason: To ensure that the pile and beam construction causes only minimal damage to the root system of adjacent trees, and that the construction methodology incorporates the need to maintain ground protection at all times when surrounding the pile foundation works.
