Conditions or Reasons for Planning Application - CB/26/00625/FULL
Conditions or Reasons:
1) The proposed dwelling would introduce a cramped form of development, which would not be considered to respond well to the local context and would be at odds with the prevailing character of development within the streetscene, harmful to the character and appearance of the area, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposal, by reason of its proximity to the boundaries with adjoining neighbours will result in an unacceptably overbearing impact to the occupiers of adjoining dwellings, contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), the NPPF, and Section 11 of the Central Bedfordshire Design Guide.
