Conditions or Reasons:
1) The proposed two storey side extension would, by virtue of its siting, scale, form and design, appear incongruous with the character and appearance of the streetscene and the host dwelling. Therefore, the proposed two storey side extension would not constitute high-quality design and would have a detrimental impact on the character and appearance of the area and the host dwelling. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Caddington and Slip End Neighbourhood Plan (2016-2031), Paragraph 11.21.1 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
