The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers NH5/26/101/003/Rev P.01, NH5/26/101/004/Rev P.01, NH5/26/101/005/Rev P.01, NH5/26/101/006/Rev P.01, NH5/26/102/004/Rev C, NH5/26/102/102/Rev P.01, NH5/26/102/104/Rev P.01, NH5/26/102/105/Rev P.01 and NH5/26/102/108/Rev P.01.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to first use of the building hereby permitted, full details of a scheme for tree planting, based on plan no. NH5/22/111/108 Rev C and to achieve a minimum canopy coverage of 30% of the developable area of 4,330 sqm, and to include species type, location and quantity of planting, shall be submitted to and approved in writing by the Local Planning Authority. The scheme thereby approved shall be implemented by the end of the full planting season immediately following the completion and/or first use of the building permitted part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To accord with the objectives set out in Policy EE9 of the Central Bedfordshire Local Plan (2021) and the Forest of Marston Vale: Design Guidance Supplementary Planning Document (2022). |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

The proposed development shall be undertaken in full accordance with the details set out in the Great Crested Newt Non-Licensed Methods Statement dated January 2020 by CSA Environmental.
