Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Construction Environmental Management Plan: Biodiversity (Crossland Ecology, April 2026)

Reason: To identify the approved plan/s and to avoid doubt.
2) All ecological measures and/or works shall be carried out in accordance with the details contained in the Construction Environmental Management Plan: Biodiversity (Crossland Ecology, April 2026) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.

Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Section 15 of the NPPF)
3) The barn hereby approved shall not be brought into use, until the Ecological Enhancements are installed in line with the details provided in the document 'Bat and Bird Box Details' as already submitted with the planning application and agreed in principle with the local planning authority prior to determination. The measures shall be retained thereafter.

Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework
4) No external lighting is to be installed (apart from for use during construction only) unless a lighting design strategy for biodiversity for the site has been submitted to and approved in writing by the local planning authority. The strategy shall:
a) identify those areas/features on site to which bats and other nocturnal species are particularly sensitive and that are likely to cause disturbance in or around their breeding sites and resting places, or along important routes used to reach key areas of their territory, for example, for foraging,
and b) show how and where external lighting will be installed (through the provision of appropriate lighting contour plans and technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent the above species using their territory or having access to their breeding sites and resting places.

All external lighting shall be installed in accordance with the specifications and locations set out in the strategy, and these shall be maintained thereafter in accordance with the strategy. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. All lighting should be in accordance with Guidance Note 08/23: 'Bats and Artificial Lighting At Night'.

Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Policy EE3 of the Adopted Local Plan and Section 15 of the NPPF)
