The development hereby permitted shall begin not later than three years from the date of the original planning permission CB/25/00296/FULL.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those detailed on drawing numbers 2182_215 Rev B, 2182_216 Rev A, 2182_217 Rev A, 2182_218 Rev B and MQ-Home-GS-01 Rev A.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials in the interests of the existing building and the visual amenities of the locality. (Policy HQ1, CBLP; Section 12, NPPF) |

The air source heat pump hereby permitted shall be installed and operated such that the level of noise emitted from the air source heat pump conforms to the MCS 020 Standard and does not exceed 42 dB LAeq at any time, as measured on the boundary of the site with any nearest neighbouring residential property to the air source heat pump.
Reason: To safeguard the amenity of immediate neighbouring properties. (Policy HQ1, CBLP; Section 12, NPPF) |

All ecological measures and/or works shall be carried out in accordance with the details contained in the October 2024 Preliminary Ecological Appraisal and Roost Assessment report as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Policies EE2 and EE3, CBLP; Section 15 of the NPPF) |

No development hereby permitted shall take place except in accordance with the terms and conditions of the Council's Organisational Licence (WML-OR152, or a 'Further Licence') and with the proposals detailed on plan "Homedale House: Impact Plan for great crested newt District Licensing (Version 1)" dated 25th March 2025.
Reason: In order to ensure that adverse impacts on great crested newts are adequately mitigated and to ensure that site works are delivered in full compliance with the organisational licence (WML-OR152, or a 'Further Licence'), section 15 of the National Planning Policy Framework, Circular 06/2005 and the Natural Environment and Rural Communities Act 2006. |

Within 3 months of the date of this permission, a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
