Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt. The proposed development would see the erection of a new building within the Green Belt that does not fall under any of the listed exceptions to inappropriate development. As such, the proposed development is considered to constitute inappropriate development within the South Bedfordshire Green Belt which is harmful to the openness of the Green Belt and as such would be contrary to Policy SP4 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 13 of the NPPF.
