Conditions or Reasons:
1) The two-storey element of the extension, due to its significant depth at a height of over 5 metres on the shared boundary, is considered to have an overbearing impact on the outlook of the neighbouring property, 6 Alwins Field. As such, the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
