Conditions or Reasons:
1) It has not been demonstrated that there is an essential need for a rural worker to reside within the unit to support the operations of the enterprise over and above the functions that could otherwise be provided by the authorised use of the unit as a 24-hour security office and staff facility. The proposal would therefore represent unjustified residential development beyond a defined settlement and in the open countryside, within an unsustainable location where occupiers would have a heavy reliance upon the private vehicle. The proposal would therefore be contrary to Policies DC3, HQ1 and SP7 of the Central Bedfordshire Local Plan (2021).
