Prior to development, a BS 5837 : 2012 Tree Survey, Tree Constraints Plan, Arboricultural Impact Assessment, Tree Protection Plan and an Arboricultural Method Statement for any trees affected within an 8 metre radius of the proposed extensions and demolitions, prepared by a suitably qualified arboricultural consultant, shall be submitted to the Local Planning Authority for approval. The approved plans and documents shall then implemented in strict accordance with the required sequence of operations, with all tree protection barriers and/or ground protection remaining securely in position throughout the entire course of development works.
REASON To maintain a secure demolition exclusion zone that safeguards the designated Root Protection Areas from root and rooting medium damage incurred from all demolition activity,and to accommodate landscaping methodology that identifies and mitigates any potential harmful practices within the Root Protection Areas during landscape remediation works. |

Prior to development, a Demolition Method Statement shall be submitted to the Local Planning Authority for approval, setting out a working procedure that has identified and avoids all conflict with adjacent trees and their proposed barrier protection measures. The approved Demolition Method Statement shall then be implemented in strict accordance with the required methodology, and in full co-ordination and compliance with the requirements of the approved Tree Protection Plan and Arboricultural Method Statement.
REASON To ensure that demolition activity incurs no damage to adjacent trees, and can by executed in full compliance with the requirements set out in the approved Tree Protection Plan and Arboricultural Method Statement |

No development shall take place until an Ecological Compensation and Enhancement Plan displaying details of bat box installation has been submitted to and approved in writing by the local planning authority. The content shall be informed by the Emergence and Activity Bat Survey (EBS) (Cherryfield Ecology, October 2025) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination, along with any applicable licensing requirements. The details shall be implemented as approved and retained thereafter.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework (Section 15, NPPF) |
