Conditions or Reasons:
1) The proposed front dormer, by virtue of its siting, scale, mono-pitch roof design and limited separation from the edge of the roofslope and eaves, would comprise a dominant and incongruous addition to the host dwelling, in a significantly prominent siting. The proposal would not therefore be considered to comprise a high-quality addition to the host dwelling and would give rise to a harmful impact upon the character and appearance of the dwelling, and area, contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
