Conditions or Reasons:
12) Prior to the first occupation of the dwellings hereby approved, a verification report, to demonstrate that the internal areas of the dwellings have been adequately protected against any noise impacts, in accordance with British Standards, shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To ensure that the road traffic noise and noise arising from the retained employment use has been suitably mitigated against, to safeguard the amenity and living conditions of future occupiers, in accordance with Policies HQ1 and CC8 of the Central Bedfordshire Local Plan (2021).
