Conditions or Reasons for Planning Application - CB/26/01877/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plan/documents, numbers: 31499A_01_02, 31499A_02_01 P1, 31499A_02_02 P1, 31499A_02_02 P2, 31499A_02_04, 31499A_07_100 Rev-B, 31499A_01_03, 31499A_01_04, 4056-EVE-00-XX-DS-S-0006 Outline permanent repairs Rev.A, 4056-EVE-00-XX-T-S-0802 Rev.B.


Reason: To identify the approved plan/documents and to avoid doubt.
3) Notwithstanding the details submitted with the application, any additional works to the timber-frame beyond those consented to shall be submitted to and agreed in writing by the Local Planning Authority prior to their commencement. This may also entail further site visits, which should be arranged as required.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric of this listed building in all respects (Policies HE4 and HE6, NPPF).
4) Notwithstanding the details submitted with the application, any works of internal and external 'making good' required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Policies HE4 and HE6, NPPF).
