Conditions or Reasons:
3) No development shall take place until an Ecological Enhancement Plan for the creation of new wildlife features such as integrated bird/bat boxes in buildings has been submitted to and approved in writing by the local planning authority. The content shall be informed by the Preliminary Ecological Assessment (Chris Seabridge & Associates Ltd, November 2025) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination. The details shall be implemented as approved and retained thereafter.

Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements (Section 15, NPPF).
4) Prior to works above slab level, notwithstanding the details submitted with this application, details of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.
